What is a reasonable budget for a bathroom remodel?
Homeowners spent a median $15,000 on a primary bathroom and $7,000 on a guest bathroom in 2025, according to the 2026 Houzz & Home Study. Those medians cover renovations of every size. For a major primary bathroom remodel, where at least the vanity, the counters and the toilet are replaced, the medians were $18,000 for a bathroom under 100 sq ft and $30,000 for one of 100 sq ft or more.
With mid-range fixtures, our planning model lands close to those major-remodel medians. A 50 sq ft bathroom with a tub and ceramic tile comes to $18,200. Make it 100 sq ft and it's $29,120.
Contractor-priced jobs are another benchmark. The midrange bath remodel in the Cost vs. Value 2025 report replaces every fixture in a 5x7 bathroom, including a tub with a tile surround. Its national average job cost was $26,138. Treat the calculator's number as the start of your budget, and let local bids set the price.
Is $10,000 enough to remodel a bathroom?
Not for a full renovation of a 5x7 bathroom or larger. With builder-grade fixtures and a tub, a 5x7 comes to $11,480 in the calculator. Here's what each budget does cover:
| Budget | What it covers in the planning model |
|---|---|
| Under $5,000 | A new vanity, mirror and lighting, in a bathroom up to 40 sq ft ($4,928) |
| About $10,000 | New ceramic tile on the shower walls, the floor or both ($9,100 at 50 sq ft) |
| $14,000 and up | A full renovation of a 50 sq ft (5x10) bathroom |
What a $10,000 budget reaches in a 50 sq ft bathroom
If your budget falls short of a full renovation, do one of the smaller jobs well rather than all of it cheaply.
What is the most expensive part of redoing a bathroom?
The shower and the fixtures, not the size. Start from the calculator's default (50 sq ft, builder-grade fixtures, a tub, ceramic tile) and ten more square feet adds $1,680. Swapping the tub for a walk-in shower adds $4,200, and mid-range fixtures add another $4,200. Pick both and they add $9,660, more than the two added one at a time, because the multipliers stack. A tub with a separate shower adds $8,400, a steam shower $11,200, and luxury fixtures $14,000.
Here's the math. Every bathroom starts at $4,000 plus $120 per square foot. A tile-only job costs 65% of that, and a vanity, mirror and lighting job 40%. For a full renovation, your fixture, shower and tile choices then multiply that number. A tile-only job uses only the tile row:
| Choice | Option | Multiplier |
|---|---|---|
| Fixture level | Basic / Builder-grade | ×1 |
| Fixture level | Mid-range | ×1.3 |
| Fixture level | Luxury / Designer | ×2 |
| Shower or tub | Standard tub | ×1 |
| Shower or tub | Walk-in shower | ×1.3 |
| Shower or tub | Tub + separate shower | ×1.6 |
| Shower or tub | Steam shower | ×1.8 |
| Tile | Ceramic / Porcelain | ×1 |
| Tile | Natural stone | ×1.4 |
| Tile | Mosaic / accent | ×1.2 |
Labor then adds 40% on top.
Where the money goes in two 50 sq ft renovations
Over budget on the renovation you want? Choose a simpler shower or cheaper fixtures before you cut anything else.
Ask what goes behind the tile
Much of a bathroom's work ends up behind the tile, where you can't check it later. You can only compare bids when every contractor answers the same questions:
- Is the shower valve in the wall replaced, or reused?
- How are the shower floor and walls waterproofed?
- Does any drain, or the toilet, move?
- How many square feet of wall and floor tile are in the price?
- Which fixtures are in the bid, and which are you buying yourself?
Set money aside for the problems you find when the old tile comes off. For homes 30 years or older, HUD's Standard 203(k) renovation loan rules require a contingency reserve of 10% to 20% (last revised 2016). Our Field Journal piece on planning a renovation contingency covers how to build one. Adding a bathroom instead of redoing one? Use the home addition cost calculator.
